Signs your foundation needs work
Stair-step cracks
Brick or block that steps up a corner is the classic sign of a dropping foundation, not ‘the house settling in.’
Doors that stick
A door that started rubbing this year, on one side of the house, is usually the frame racking — not humidity.
Sloping floors
A marble that rolls to one corner is a measurement. We will put a number on how far it has gone.
Bowing walls
A horizontal crack at mid-height means the clay is winning. Waiting a season rarely makes the wall cheaper.
Gaps at the ceiling
Crown that opened, or a crack that follows a wall-to-ceiling joint, often tracks a dropping exterior wall.
Water after rain
Seepage along the footing is a drainage problem. Paint and ‘dry-lok’ will not change the grade outside.

How much does a foundation repair cost?+
A single-corner pier job on a ranch can land in the low thousands. A full perimeter on a two-story brick house is more. We do not quote from a photo. The inspection is free; the bid is itemized.
Do you offer financing?+
Yes — we work with a third-party lender for qualified homeowners. You will see the payment next to the cash price on the bid. No pressure to use it.
Will this affect a home sale?+
A documented repair with a lifetime of the structure warranty is usually better for a sale than an open crack. We leave a packet the listing agent can hand over.
How long does the work take?+
Most pier jobs are two to four days. Waterproofing a typical basement is two to three. Crack injection is often done in a morning.
Is the inspection really free?+
Yes. We come out, measure, photograph, and leave a report even if you never hire us. That is how a local family-owned company should work.
What does the warranty cover?+
Every repair we do carries a lifetime of the structure warranty. It is written, transferable, and stays with the house if you sell.
